Land-Match: If land is secured—analysis of topography,
sunlight, and constraints.

Site Search Brief: If searching—technical requirements for the ideal location (slope,
infrastructure, orientation).

Visual and analytical packaging for capital attraction.

Capex Estimation: Indicative cost ranges based on regional market benchmarks for
financial model calibration.

Investor & Partner Pitch Deck: A structured visual document and high-level 3D
visualizations designed to secure funding and partner trust.

05. Phasing, Scalability & Risk Audit
Strategic roadmap and technical safety net.

Phasing Strategy: Planning for gradual launches (Phase 1 core infrastructure vs. later
expansion) to optimize cash flow.

Risk Identification: Preliminary audit of topography costs, drainage, utility access, and
connectivity.

Regulatory Review: High-level check of zoning compatibility (ITR), building footprints, and
height restrictions.

Note: All calculations at this stage are indicative and serve as a strategic basis for
subsequent detailed Engineering and BOQ development.

Exclusions

To maintain the focus on high-level strategy and investment structure, this stage does not
include:

Technical Documentation: Detailed construction drawings, structural engineering, or
interior fit-out plans.

Engineering Calculations: Final load calculations, MEP (mechanical, electrical, plumbing)
capacities, or utility permits.

Legal Land Audit: Final legal verification of land titles or ownership (must be performed by
a licensed notary/lawyer).

Detailed BOQ: Itemized bill of quantities or fixed construction quotes (these are developed
during the Technical Design phase).

Topographic Survey: Physical site measurements or soil testing (Geotechnical reports).
