seamless transitions.

Key Metrics (Key Performance Indicators): Detailed area schedules (GBA/GLA),
building footprint, and density coefficients.

Sustainability & Eco-Logic: Integration of energy-efficient solutions and
environmentally conscious materials.

03. Visual Identity
Photorealistic immersion and project ideology.

Exterior CGI: High-end, eye-level visualizations capturing atmosphere and materiality.

Aerial Perspectives: Wide-angle views to assess scale and environmental context.

Concept Report: A comprehensive digital document detailing the architectural code,
philosophy, and lifestyle scenarios.

04. Technical Export & BIM Coordination
Information modeling for engineering and construction.

BIM Model (LOD 200): Development of a unified information model for multi-disciplinary
coordination.

2D Documentation: Comprehensive drawing sets (Floor Plans, Roof, Sections,
Facades) in PDF/DWG.

Schedules & Specs: Technical specifications for window and door assemblies.

Data Exchange: Delivery of coordinated IFC/Revit models for Structural and MEP
teams.

Engineering Coordination Points: Precise mapping of utility exit points (lighting,
irrigation, drainage, and HVAC placement).

05. Landscape Concept & Engineering Brief
Hardscape geometry and horticultural strateg

Hardscape Geometry: Defining precise boundaries for paths, retaining walls, terraces,
and pool structures.

Lighting Scenarios: Functional and decorative site lighting layouts (placement and
ambiance).

Planting Strategy: Landscape moodboards defining greenery zones, shielding screens,
and accent flora with species references.


Scope Boundaries (Exclusions)

To ensure project clarity, this stage does not include:

Structural Engineering: Final load-bearing calculations and reinforcement drawings.

MEP Detailed Design: Final electrical circuits, plumbing diameters, or HVAC mechanical
sizing.

BOQ (Bill of Quantities): Final itemized material costing (provided by a Quantity
Surveyor).

Construction Management: On-site labor coordination or safety management.
